The AMAZING "Mortgage Layering Concept."

 

There are wonderful things some qualified home buyers can do to make mortgages even more affordable.  For example, sellers can donate to a charity and the charity can then contribute to your downpayment and closing costs.  Sellers may also contribute to interest rate "buy downs" both temporary and permanent.  By pre-paying interest, that means you as a buyer can have lower monthly payments.  Then there's the Mortgage Credit Certificate (MCC), an additional income tax CREDIT which saves additional money on your income taxes making the home even more affordable!

 

Each of these ideas by themselves make a great loan even better.  But what if you could put all of these great loan ideas and layer them in one loan?  Now that loan would be a super value, right?

 

Well it can be done.  In fact recently, we assisted a client in purchasing a home well below market value with almost no cash required, a permanent interest rate buy down plus an MCC and even a free home warranty plan, all in one transaction!  It was mortgage layering at its best.

 

Now we can't guarantee you'll get all these same features in your financing, and some features are designed only for first-time home buyers, but it illustrates what's possible.
