Things you should know if you're planning to buy a bank held repo home:
-
The good buys go fast and there are usually competitors. So be pre-approved for a mortgage before you go shopping. This will save lots of time and frustration because most banks won't even consider your offer unless you can prove you've been pre-qualified, or better yet pre-approved for a loan.
-
Don't expect banks to consider super-low offers. A recent check revealed that in many areas bank repos sell for 97% of their asking price! That means banks may negotiate on price but it won't be a lot. Instead of wasting time with low offers, look for a home that's already priced well. Then offer close to full price but ask for a concession like a contribution to your loan closing costs, for example. You may consider tendering a lower offer if the home has been on the market for some time and there are no competitors.
-
Be prepared to close escrow quickly, maybe 30 days or less. There's nothing more musical to a bank's ears than fast cash.
-
Most of the time the property is sold in it's present condition with no work from the bank. So take advantage of any inspection periods afforded by the contract to minimize any surprises after close of escrow. Avail yourself of professional inspectors to give you a realistic picture of the home's condition.
Using our computers, we can narrow down your search to the homes most likely to be sold at a great value in your area and price range. Just call us at (916) 682-6454 and let's set up a time to meet and discuss a buying strategy.
